The
internet has been the center of the technological revolution
that is just beginning and allowing any consumer access to
information that only just a few years ago was nearly impossible for
the average person to get. This access to information is what is
forcing businesses to adapt to a new informed tech savvy consumer.
Armed with information consumers are able to negotiate on a more
level playing field if they so choose. Below are a few different
links to help you with your new home search. You will have the same
access as an agent. All links except one are to sites that provide
the exact information that an agent has access to, so if it's on the
MLS you will be able to see it. Within the next few months these
will disappear and there will be only one site that will contain all
the listings. This has been in the making for quite a while now and
I believe is a result of the fear that a Microsoft will create an
"Expedia" for listings of properties for sale that would
exclude agents and provide detailed information to the consumers.
There are many rogue sites that have properties for sale listed on
them, but if you are looking at the MLS the only properties you
aren't seeing are FSBO or "for sale by
owner".

Here
are a few websites you can visit to get loan quotes, detailed
information, current loan rates and contact information to apply for
a loan if you choose. Internet security has increased tremendously
on well known websites that involve financial transactions. We have
clients that have successfully applied for a loan online without any
problems. Take your time and visit some sites that will help you use
the competition of the lenders to get the most value from your loan.
These sites usually have all the information you will need in order
to apply for a loan, talk with a loan rep and get a pre-approval
letter for your home purchase. This list is not exhaustive and you
should search until you are satisfied with the terms. We have no
opinion as to the quality of these sites and list them for your
reference only.

forget to try your local bank. Depending on your credit score and
financial situation they can also be competitive for the best rates
and terms. Take the time to do the research, remember your time has
value and the more you know about the lending process and
closing the more you will save.
By law convicted
sex offenders are supposed to register where they live. This is a
database of the most current information obtained by the agency. It
isn't perfect, but it is a lot better than not knowing anything at
all. You will have to check the box at the bottom of the page
agreeing that you read the disclaimer and then you can conduct your
search.

LAW
Almost every city should be here with vital information about crime,
affluency, age groups, families, retail information etc. This site
can be used to compare one neighborhood to another and may help you
decide which has more amenities that meet your specific criteria.
CITY STATISTICS
These sites are available to reference property information. They
will assist you in assessing property values and give you
information so you can watch the direction prices are heading. These
sites however, are not a substitute for a more accurate CMA that can
be provided by U.S. Real Estate Depot for a specific property. The
later the property has sold the more accurate the information will
be. In fact this information was not stored before 1980. There are
many variables in determining property values so use the information
with a grain of salt. You aren't going to be able to go to one of
these sites and use the price shown for your property as the sales
price to list at. Nor will you be able to use the price as the exact
price to offer to the buyer for purchase. These sites will give you
information that in combination with other factors help you decide
on a starting price for a sale or a purchase. Some may make you sign
up and request information or contact from an agent. Stick with us,
we'll save you money. But, if you have to sign up, it shouldn't be a
big problem. If they contact you just tell them your already
represented by us, you are taking a pro-active role in the search
for your home and if you need anything you will contact them.
