BUYING A HOME WITH U.S. REAL ESTATE

1.
Your work is to search for, find and tour the property
you are interested in and to have all of your financial
information prepared. Click here to learn

2. We will
need to have a lender's pre-approval letter for the loan
amount to be financed, proof of down payment funds, and a good faith
deposit check.
3. We will
create a CMA (comparative market analysis) on the property that you
will review on your own and then with us, so we can determine a
reasonable starting point for your initial purchase
offer.
4. We will
handle all of the required documents necessary to present your
offer based on the market dynamics. These documents can be
signed electronically through secured online digital signatures,
(fastest and most economical way saving you time and money), or you
can come by our office to sign them in person.
5. That's it. We
want as clean a transaction as possible. We do not pay or take any
referral fees in our transactions. Our fees are completely
transaparent. If there is a buyer's agent's commission bonus,
it is credited to the transaction. If we have all of these
things in order we can have the purchase offer on the listing
agent's fax usually within about an hour.
6. If we receive
a counter offer we will review it, contact you with suggestions and
let you determine what you would like to do
next.
7. If the offer
is accepted, we will open escrow with the deposit check and order
the physical property inspection so the transaction moves along
swiftly. We will visit the property one time which is included in
our flat fee commission. This is usually during the physical
inspection. We have inspectors that we use that provide superior
service and we take NO referral fee from them whatsoever. Of course,
you are welcome to use your own inspector if you would like
to.
8. We stay in
contact with the escrow company and make sure all parties are
staying on schedule providing their required reports and
disclosures. If necessary we help you with anything you may need
to acquire (i.e. homeowners insurance) for escrow or the lender
to move forward with the transaction.
9. We follow
through with repair recommendations, handle all the negotiations,
utilize online transaction management software so you have 24/7
access of the transactions progress, even stay in contact with you
until you have the keys in your hands for a complete secure
transaction.
10. This is all
included for our exclusive ethical flat fee commission of $5000
whether the purchase price of your property is $500,000, $1,000,000,
or even $4,000,000.
